Am I required to make my property available to Section 8?
No. However, it may not be a bad idea to keep your options open to a wide variety of potential tenants. They still must pass a full background check (credit, criminal and rental history check). The only portion that differs, is the income verification will only be based on the amount the tenant has to pay.

Can I reach you after hours?
Yes. Our office hours are Monday-Friday from 9:00 am to 5:00 pm. After hours calls are routed through our answering service. In emergency cases, they will let us know and a return phone call is placed. Issues that arise that can wait until the next business day, will be responded to then. -
Can you put the money directly into my account?
Yes. In fact, we prefer it. It is safe, easy, quick and free of charge. If you prefer a check, we will happily mail you a check instead. -
Do I get to see the lease or sign it?
Yes. Copies of fully signed leases are published to the owner’s online portal for viewing 24/7. -
Do you sell real estate too?
Yes. Our sister company, RE/MAX PIONEER, offers assistance with the buying and selling of all types of real estate. -
How and when do I get my checks?
As long as the tenant pays the rent on time, we make every effort to send payments out between the 8-10th of the month, depending on what day of the week this falls on. -
How is rent collection handled?
Tenant’s rent is due on the 1st of the month and late midnight of the 5th. They are able to pay online via checking account (free), credit card (fees apply from credit card company), regular check or money order. If the rent is not postmarked by the 5th, it is considered late. -
How long of a lease do you sign?
Almost every lease is a 12 month lease. On rare occasions, a six month and one day lease may be allowed but that is in very specific situations. -
How much security deposit do you charge the tenant?
The minimum security deposit is equal to one month’s rent. A second deposit may be required depending on the results from the background check. -
How soon can you start managing my property?
Once all the paperwork is filled out (usually just 10-20 minutes) within 24 hours. -

What type of reports do I get and how often?
Monthly Reports are generated and sent to owners via their online portal. This includes monthly statement and copies of any invoices (if applicable), year end statement, and 1099. -
Who holds the tenant security deposit?
Security Deposits are held in our Florida, Non Interest Bearing Account regulated and audited by the State. -
What happens if the tenant leaves before the end of their lease?
The Lease is a legally binding contract. A small percentage of tenants will break their Lease due to unforeseen life events and some will simply make the poor decision to leave before fulfilling their Lease. The tenant is responsible for rent through the entire term of their Lease. If they are forced or choose to leave prior to the termination date, they will be charged for all of the following: a) outstanding balance including all rent, unpaid fees and other non-rent charges accrued prior to the date that owner/agent knew or reasonably should have known of the abandonment/relinquishment of the unit, b) all damages to the unit, c) an early termination fee equal to one month's rent. The property is put back on the market as soon as possible to mitigate the tenant’s charges. -
Can I enter my property after it has been rented?
We do not enter the property and recommend that the owner not enter the property except in emergency situations or when repairs have been requested by the resident. Innovation Property Management will conduct interior inspections of the property either once or twice per year, depending on the inspection option you chose. All reports include photos of the interior and exterior of the property. History has shown that repeated disturbances prompt residents to become unhappy, and not be as willing to renew their Lease. We always give the residents at least 24 hours’ notice before we enter, unless it is an emergency situation. -
How do I make an owner contribution or payment?
Occasionally, a large expense arises that requires the owner to send funds prior to the work being started. This can be done directly through your online Owner Portal.
